Wynn Resorts’ UAE Project May Be Driven by Gaming Almost Exclusively
Worth $5.1 billion and due to open in early 2027, the upcoming Wynn Resorts in the United Arab Emirates is set to make a killing from its gaming floors
Wynn Resorts’ Al Marjan Island project, due to arrive early in 2027, is set to be the first casino resort in the Middle East. More importantly, analysts are now expecting the project to derive the bulk of its revenue from gaming operations, with a preliminary number floating at 89%.
The analysis comes from Wynn Al Marjan, which estimates that the property would attract well-heeled gamblers who will average 1.2 days on the property before departing, whether because they are waiting for a connecting flight or have come for a short getaway.
Gross Gaming Revenue to Drive Overall Wynn Al Marjan Performance
Gross gaming revenue generated by the property is tentatively floated at $1 billion annually, but this is a conservative estimate. Company analysis suggests that the higher figure may reach as much as $1.66 billion.
Wynn has also accounted for the arrival of three integrated resorts total, with Wynn arguing that it would have a 0.04% penetration rate among the 2.4 billion people that are within a four-hour flight, demonstrating that the company has been digging into the data.
The resort is expected to feature 1,530 rooms and suites, along with 22 restaurants, lounges, a theater, a nightclub, and a five-star spa. As to the gaming action, there are going to be 275 table games along with 2,000+ gaming machines.
Ras Al Khaimah to See Strong Economic Uptake
Wynn is also planning on expanding, as it estimates that hotel rooms will be in lower supply than the actual demand, but the company is preparing to expand throughout 2030. Presently, Al Marjan has about 7,472 hotel keys, which could hit as many as 16,229 by 2030.
Visitations to Ras Al Khaimah, the emirate hosting the Wynn Al Marjan, are expected to climb steadily over the coming years, with 1.3 million in 2024, projected to reach 5.3 million in 2030. Wynn Al Marjan is also set to be the stage of a central innovation, with air taxis between the property and Dubai set to take off in 2027 as well.
