Plans to replace the aging beachfront complex at Hampton Beach Casino Ballroom are finally in motion, as developers prepare to break ground on a sweeping redevelopment that could transform one of New Hampshire’s most recognizable coastal landmarks. The new development would mark the most ambitious private investment in Hampton Beach in recent years, breathing new life into the local economy.

Flood Mitigation Is a Leading Priority

According to news outlet MassLive, the proposed $600 million project by Lupoli Companies will replace the existing Hampton Beach Casino with a mixed-use resort built with future coastal risks in mind. Developers plan to construct a hotel, charitable gaming facility, residential condominiums, retail space, and an upgraded entertainment venue designed to operate outside the traditional summer season, attracting a steady stream of visitors.

The proposed improvements respect the Casino Ballroom’s history while providing a once-in-a-generation opportunity for the town of Hampton.

The redevelopment will nearly double the Casino Ballroom’s capacity to around 3,500 guests. For decades, the site has consistently hosted live performances. However, its infrastructure has shown its age in recent years. Large parts of the venue date back to the early 20th century, and planning documents state that the existing buildings do not meet present safety and operational standards.

According to developers, the new complex will prioritize climate resilience without damaging the client experience. Designs include elevated gathering areas and mechanical systems above projected flood levels to address the long-term threat posed by rising sea levels along the Atlantic coast. Flood mitigation plans also include raised parking and utility areas.

The New Venue Will Respect Hampton Beach’s Legacy

Hampton Beach Casino’s updated layout will include a 208-room hotel, a full-service pool and spa, and 99 residential condominiums overlooking Ocean Boulevard. Retail storefronts and new dining options will keep visitors engaged, while a multi-level garage will accommodate over 700 vehicles. Developers note that the finished property could generate millions in annual property tax revenue while supporting charitable activities.

The original Casino Ballroom has hosted performers for over a century, establishing itself as a fixture of New England’s live music scene. Developers have pledged to preserve parts of the existing structure, potentially incorporating some elements into the final design. This move would preserve continuity and honor Hampton Beach Casino’s legacy.

Local officials approved the redevelopment plan late last year, allowing demolition work to start as early as September 2026. The ballroom and gaming floor will remain closed during the projected three years of construction. While some local business owners worry about the project’s short-term impacts on tourism, most agree that Hampton Beach needs more year-round attractions to remain competitive.
